We are looking for an experienced construction business-development professional who can help substantially expand our backlog and establish Static Steel with additional general contractors, developers, owners, EPCs, architects, and construction managers throughout the United States.

Director of Business Development – Structural Steel & Metal Buildings


THIS IS A HUNTER POSITION

This position is not intended for someone who waits for bid invitations to arrive.

We are looking for someone who knows how to find the work before everyone else does.

The successful candidate will identify projects early, establish relationships with decision-makers, get Static Steel onto qualified bidder lists, develop negotiated opportunities, pursue invitations to bid, and stay involved through estimating, proposal, negotiation, and contract award.

We want someone capable of developing a substantial book of business.

RESPONSIBILITIES

Business Development

  • Identify and pursue new structural steel, Division 5, PEMB, and ground-up building opportunities.
  • Develop relationships with general contractors, owners, developers, construction managers, EPC contractors, architects, engineers, and design-build firms.
  • Establish Static Steel with major regional and national general contractors.
  • Get Static Steel added to qualified subcontractor and preferred-bidder lists.
  • Identify upcoming projects during preconstruction rather than waiting until projects are publicly bid.
  • Pursue negotiated and design-assist opportunities.
  • Develop repeat business with existing customers.
  • Re-establish dormant industry relationships and open new markets.

Project Pursuit

Actively pursue projects involving:

  • Structural steel fabrication and erection
  • Complete Division 5 steel packages
  • Conventional structural steel buildings
  • Pre-engineered metal buildings
  • Warehouses
  • Distribution centers
  • Manufacturing facilities
  • Industrial buildings
  • Commercial buildings
  • Automotive facilities
  • Aviation and hangar facilities
  • Municipal projects
  • Schools and institutional projects
  • Data-center and mission-critical opportunities
  • Energy projects
  • Solar carports and solar support structures
  • Large shade structures
  • Specialty structural steel

Preconstruction & Estimating Coordination

The Director of Business Development will work closely with Static Steel’s estimating, operations, engineering, and executive teams to:

  • Review project drawings and specifications.
  • Understand structural scope and project requirements.
  • Determine whether opportunities fit Static Steel’s capabilities.
  • Coordinate estimating priorities.
  • Monitor proposal deadlines.
  • Follow up aggressively after proposals are submitted.
  • Determine competitors and understand market pricing.
  • Identify value-engineering opportunities.
  • Assist with scope clarification and proposal strategy.
  • Participate in interviews, presentations, negotiations, and project buyout.
  • Track opportunities from initial identification through contract award.

The candidate does not necessarily need to personally perform every detailed takeoff, but must understand construction drawings, structural steel scopes, estimating, fabrication, erection, and the commercial construction process.

WHO WE ARE LOOKING FOR

We are specifically interested in candidates with experience in one or more of the following:

  • Structural steel fabrication and erection
  • Division 5 construction
  • Pre-engineered metal buildings
  • Metal-building manufacturing
  • Commercial general contracting
  • Steel estimating and sales
  • Design-build construction
  • Commercial/industrial construction business development

Experience with organizations or building systems such as Nucor Building Systems, American Buildings, CBC Steel Buildings, Kirby Building Systems, Butler Manufacturing, Varco Pruden, Chief Buildings, Star Building Systems, Metallic Building Systems, or comparable manufacturers/fabricators/erectors is highly desirable.

REQUIRED EXPERIENCE

Ideal candidates will have:

  • 5+ years of structural steel, metal building, Division 5, or commercial-construction business-development experience.
  • A demonstrated history of generating and winning construction work.
  • Existing relationships with general contractors, developers, owners, or construction managers.
  • Strong understanding of structural steel fabrication and erection.
  • Experience reviewing construction drawings and specifications.
  • Understanding of bid solicitation, estimating, proposals, scope review, and contract award.
  • Ability to independently prospect and develop customers.
  • Ability to communicate with estimators, executives, project managers, engineers, and field operations.
  • Strong negotiation and relationship-development skills.
  • Ability and willingness to travel as necessary.

A construction, engineering, or business degree is helpful but industry experience, relationships, and demonstrated results are more important than a degree.

Who is building? What are they building? Who controls the project? When is the steel being bought? Who are we competing against? And what do we need to do to win it?

COMPENSATION

Static Steel is prepared to provide a competitive compensation package for the right individual, including:

Competitive Base Salary + Significant Performance-Based Compensation

Compensation will be structured to reward profitable work actually brought into the company, not simply activity or the number of bids submitted.

For an exceptional candidate with an established book of relationships and a documented record of generating substantial steel-construction revenue, compensation is negotiable.
